We are pleased to introduce our ALTA Limited Coverage Junior Loan Policy. This Title Insurance product, increasingly popular among Second Mortgage Lenders, is now available in our condensed, easy to read format. The information, as shown in the enclosed sample, is presented in a succinct way that allows you to find the pertinent data without wading through pages of redundancy. This product is only available for loans securing 1-4 unit residential properties and condominium units.(top)

CLOSING AND ESCROW SERVICES
Let OConnor Title handle all of your title needs from commitment to disbursement of funds. Your borrowers will experience a greater level of comfort as they are able to attend their closings in your offices, or in the comfort of their own homes, at no additional cost. This added convenience afforded to your borrowers could prove to be instrumental in bringing them back to your desk for their future financial needs. OConnor Title contracts only with a core group of experienced closers who will travel to the locations of your choice, anywhere within the 7-county Chicago metro area. We will not entrust any part of the closing of your loan to a loan signing service, nor to any signing agent whom we do not know to meet our high standards. We’ll get your loans closed outside of normal business hours, too!

LienSafe is more than just a title search. It is a process that provides several peeks at the condition of title as your loan is processed, closed, funded and recorded. LienSafe features a quick update of your title report before you fund your loan, thereby reducing your risk of being "gapped" by an intervening lien.
The process continues with OConnor Title's swift document recording services. We will work with you to ensure that your mortgage documents are recorded as quickly as practical, further reducing your "gap" risk. Wherever possible, we will also notify you of the recording information within a day after recording. You will not have to wait for the original recording to arrive in the mail. The LienSafe process is completed with a final update covering the date of your recording.

For your convenience, OConnor Title can obtain your flood certifications for you, eliminating the need for you to key in the same information twice. If you are interested in this time-saving service, please contact us prior to placing your first order. We will need to need to submit your institution’s name, address and lender ID number so that your certifications will be compliant with FDIC regulations.

Now you can order your tax monitoring service with your search or title policy, making ordering easier than ever. Simply check the appropriate box on the order form and indicate the number of years that you wish the taxes monitored. When ordered in conjunction with a title search or commitment, we will have already conducted a tax search on the parcel. This allows us to offer the ongoing monitoring service at prices below the industry standard.
For a one-time fee applied at origination, you will receive: A receipt for each parcel, printed directly from your private database, and sent to you with your title search or commitment; a report for each delinquent parcel after final installment has become due and payable, but prior to tax sale; and, unless otherwise requested, a separate report for each parcel delivered annually to place in your loan file.

OConnor Title acts as a reseller of this Automated Valuation Model (AVM) through Freddie Mac’s distributor, CBC/Innovis. HVE is a quick, inexpensive alternative when a full appraisal may not be necessary. Please contact OConnor Title in advance of placing your first order for this product. Account setup and a signed agreement are required.
